CBRE Helps Oxygen8 Secure a 55k SF HQ in Burnaby, BC

Metro Vancouver’s booming cleantech sector is getting a breath of fresh air.
CBRE’s Andre Alie Day helped clean technology company Oxygen8 secure a lease for a brand new 55,000 sq. ft. facility at Burnaby’s 5085 North Fraser Way.
The space will serve as Oxygen8’s headquarters and be a “fresh air factory” that includes manufacturing space, office space and specialized areas for building high-efficiency ventilation systems.
“Vancouver is home to a ton of growing clean tech companies,” says Alie Day. “Big anchors in the market like Oxygen8 are establishing themselves as a global force in this sector.
“This new HQ was designed by one of the most reputable, privately owned industrial developers in B.C. and should fully meet all of Oxygen8’s needs in the years to come.”
Navigating a Tight Market
Oxygen8 was dubbed the fastest-growing company in B.C. between 2020 and 2024 and was recognized by Deloitte Canada in 2024 as the number one clean tech company for posting eye-popping 6,610% (you read that correctly) three-year revenue growth.
Having assisted Oxygen8 with its first-ever facility lease at the height of the pandemic, CBRE was eager to help the company find their new headquarters last year.
“We go way back,” says Alie Day. “The company’s first 8,000 sq. ft. space in Burnaby is still up and running, and Oxygen8 has since then grown to three different locations across Metro Vancouver.”
Finding decent space during the pandemic was a challenge. Vancouver industrial real estate was in high demand. According to CBRE’s Q3 2020 figures, the city recorded 1.1 million sq. ft. of positive net absorption in that quarter alone, which made prime warehouse space increasingly difficult to find.
The market has since improved but there’s still a lack of high-tech industrial manufacturing facilities with office space in well-connected areas that are move-in ready. Most available large‑format spaces are farther out in the suburbs, which posed challenges for Oxygen8’s employee accessibility and retention.
“We didn’t compromise to make sure we found the right location for them,” Alie Day says.
Clean Tech Rising
Vancouver is home to a rapidly expanding ecosystem of clean technology innovators tackling climate, energy and air‑quality challenges.
Local firms such as Svante, Moment Energy, Arca Climate, Mangrove Lithium and pH7 Technologies have all been growing rapidly within the last several years and are already making a big impact in the sector, Alie Day points out.
“We definitely see more clean‑tech companies coming into the market, and that’s great news,” he says. “Positive growth stories like these really make a difference in inspiring young entrepreneurs and supporting technologies that can make a positive impact on the planet.”
Oxygen8’s new headquarters will give it ample space to scale up technology that is increasingly in demand across North America.
