  • Capital continues to gravitate towards real estate investments. Despite higher-for-longer interest rates, we see signs of a healthy economy supporting improved real estate fundamentals with more bidder activity every month. 
  • Multifamily and industrial will continue to be market leaders in 2025, but investor appetite for both retail and office has increased. Institutional capital is returning to the retail sector – especially grocery-anchored and open-air centers – and values are stabilizing in office thanks to consistent leasing activity.
  • Investors are seeking opportunities in markets that have been out of favor. Seattle and San Francisco offer attractive pricing and improved fundamentals.
  • We foresee two key developments in 2025: a resurgence of capital flows and improved lender balance sheets. These factors will create a more favorable environment for real estate investment.
