Equinox Lunges Into Toronto’s King West With New Flagship Location

Equinox has secured a King West address for its new Toronto flagship. This is the luxury fitness brand’s third GTA location and its fourth in Canada. The 38,000 sq. ft. lease at West House earned CBRE, Hines and Equinox Retail Lease of the Year at NAIOP’s Rex Awards in June.
King West is a Toronto neighbourhood known as the place to see-and-be-seen with shopping, nightlife and sleek restaurants. Historically an industrial area, it now has a large condo population and high-income young professionals. Equinox’s Bay Street and Yorkville clubs tap into similar demographics.
“This deal was a grand slam,” says CBRE Senior Vice President Alex Edmison, who, alongside Senior Vice President Jackson Turner, represented West House developer Hines in the transaction. “Equinox is a perfect fit for the building and area, and this was an economically strong deal.
“The award is a testament to the collaboration and creativity that went into transforming this space into a luxury health club, and to the impact it will have on the King West neighbourhood,” says Turner.
Seamless Alignment
Hines awarded CBRE a mandate to lease 26,000 sq. ft. of ground-floor and basement retail space at West House, its new mixed-use development in King West. The project also has over 300 rental residential units and 55,000 sq. ft. of office space.
Edmison knew Equinox had been searching for a King West location for years, to no avail, and saw an opportunity to reach out. “It just made sense,” he says. “Equinox’s brand is perfectly aligned with West House.”
Edmison and Turner devised a plan for Equinox to occupy West House’s basement, ground floor and first floor of office space. The combined space was exactly what Equinox had been looking for.
Adapted to Suit
The space had to be adapted to meet Equinox’s specifications.
Hines updated HVAC systems to ensure sufficient air handling, installed additional plumbing for the showers, soundproofed the walls, and reinforced the floors to support the weight of heavy exercise machines and cold plunge baths. They also connected the three floors via staircases.
Equinox’s new club will have studios for exercise classes, a spa, steam room and a dry sauna. It will also have an on-site café, a store and a members’ lounge conceived by local boutique design firm Nivek Remas.
“Adapting office space into an upscale gym is not easy and requires a high level of investment but Hines was a great partner in this,” says Edmison.
“Canada’s health and wellness sector has witnessed a strong momentum coming out of the pandemic,” he adds. “This deal is evidence of that.”
