Health Hub Will Revolutionize Healthcare Delivery in Ottawa’s Outskirts

Carleton Place Regional Health Hub (CPRHH) promises to have a profound impact on the rapidly growing but underserved population in Ottawa’s ever-expanding outskirts.
The four-floor, 60,000 sq. ft. CPRHH, opening later this year, will be anchored by a 15,000 sq. ft. primary care clinic that includes 17 new family doctors and six nurse practitioners and other nursing professionals.
“At a time when no one can seem to find a family doctor, this is a very exciting development – it will be a massive draw,” says CBRE Ottawa’s David Glick-Stal, who is leasing space at the project alongside his Toronto West colleagues Matthew Pieszchala and Adam Occhipinti.
“This will fundamentally change healthcare in the region,” Glick-Stal adds. “It’s a great opportunity for associated medical and wellness operators to lease office space in a purpose-built facility designed for primary care.”
Complementary wellness tenants also located in the CPRHH include pharmacy, hearing, optical, psychotherapy, and counseling services. And there is more available space for lease by complementary service providers such as podiatry and dentistry, with units from 1,000 sq. ft. up to 14,500 sq. ft.

Breaking Trail, Changing Minds
The province has said that the future of health care delivery will be through medical hubs like these, notes Glick-Stal. “So we are helping educate prospective tenants about this model and the value of this location.”
The town of Carleton Place, 40 km west of Ottawa, serves as the western gateway to the Eastern Townships, with a regional population of about 680,000. The area is expecting significant growth in coming years, Glick-Stal says, “which makes it an attractive location for new businesses, especially in the medical field.
The Hub’s medical nursing practice means it is the exclusive facilitator for access to any hospital in the area, Glick-Stal points out. “If you want to see a specialist in the hospital, the CPRHH is backed by the Ottawa Valley Family Health Team, so you can be integrated into the provincial hospital network.
The right tenant is likely someone locally based and looking to serve an expanding region, or they are a much bigger operator with multiple health services locations around the province.

Strong Demographics
The Hub is currently 50% leased, and Glick-Stal says the region’s demographics and overall demand for health care should support a full lease-up.
“We have studies showing that as many as 600,000 people in the region are willing to drive more than 30 minutes to get health care. I’m excited to be working on part of a solution to our healthcare access challenges.”
“This will be the exclusive centre of health care servicing this rapidly expanding regional community. It is a one-stop shop for healthcare services and expertise. And it’s not a distant promise – it’s happening now,”
