CBRE were appointed by Schroders Capital manage the delivery and completion of Berners & Wells, an exemplary 75,000 sq ft office-led building in Fitzrovia in London’s West End. CBRE managed a number of workstreams throughout our involvement. This included overseeing the construction being led by McLaren as main contractor, ensuring that our client’s project was delivered on time, within budget and to the standards expected of a best-in-class West End office.

Working within a complex Joint Venture structure, we initiated design change during construction to improve the leasing credentials of the building by opening up the communal roof terrace to the entire building, enhancing the area with bespoke landscaping and providing a communal lounge to serve all tenants.

Berners & Wells successfully reached Practical Completion in October 2023. The project represents 1 of 8 office-led developments which either have or are being delivered in the West End by CBRE DM, reinforcing our status within West End development market.
