How CBRE Inspired an Icon to Innovate for Technology’s Most Innovative Company

Overview

After accommodating LinkedIn’s initial small sales office and expansion, CBRE was retained to advise on a location for LinkedIn’s East Coast HQ, including significant projected growth and desire for large active convening space.

Demographic studies indicated that LinkedIn’s current building – The Empire State Building (ESB) – was ideal for the mix of sales staff and engineers; however, ESB did not have amenity space or sufficient identity for LinkedIn, nor was there obvious expansion space.

The Solution & Result

  • CBRE identified a downsizing tenant within ESB on a 100,000 SF floorplate and negotiated a direct lease (with connecting elevators) for their premises – space that would serve as LinkedIn's amenity floor with public assembly, venting, extra power and bathrooms.
  • Secured additional expansion on contiguous floors and numerous private shuttles (elevators) between all floors to create a vertical campus.
  • Negotiated phased expansion and growth options.
  • Secured two lobby desks (one exclusive), lobby and building signage, outdoor terrace and expedited plan approval.
  • Negotiated VIP passes and content broadcasting out of ESB observatory.
  • Expanded LinkedIn again by structuring a termination with another tenant for phased expansion over three years of another 150,000 SF and negotiated extensive further growth and contraction rights, construction rights and other flexibility rights with an extension of LinkedIn lease.
