Stockport Town Centre West
Stockport Town Centre West is a long‑term regeneration programme transforming under‑used brownfield land into a sustainable, high‑density residential neighbourhood. The project forms part of the Stockport Mayoral Development Corporation’s £1 billion regeneration ambitions and represents one of the largest town‑centre regeneration programmes currently underway in the UK.
Stockport Council appointed CBRE to provide long‑term regeneration and development advice, supporting the Council in shaping a deliverable, investable programme. Advice has spanned development strategy, land assembly, partnership structuring, planning, governance, and funding, helping unlock long‑term investment while managing risk and protecting public value.
A key early focus was addressing the complexity of the site, including fragmented land ownership, brownfield contamination risk, and the relocation of critical infrastructure such as the town’s bus depot. A coordinated acquisition and risk‑management strategy enabled the assembly of eight acres within a constrained town‑centre environment, accelerating programme readiness and unlocking future phases of development.
On Stockport 8, a 1,400 unit mixed tenure residential scheme, a long‑term development partner was secured through a competitive procurement process, establishing a clear governance structure and delivery framework for regeneration over multiple phases. This approach provided certainty for investment while maintaining flexibility to respond to market conditions and delivery challenges.
Rather than relying on a single fixed masterplan, a flexible regeneration framework has guided delivery across the wider town‑centre western area. The approach supports a digitally enabled, walkable neighbourhood focused on high‑density residential development, strong connectivity, and high‑quality public realm.
Alongside development activity, a strong emphasis has been placed on social value and community creation. This includes delivery of the Stockport Interchange Scheme, featuring a three‑acre rooftop park, alongside meanwhile uses and community initiatives that have helped build momentum and confidence in the wider regeneration programme.
Stockport Town Centre West demonstrates how sustained, integrated regeneration advice can unlock complex brownfield sites, coordinate delivery across multiple stakeholders and infrastructure constraints, and translate long‑term vision into a deliverable programme, providing a replicable model for place‑led growth.
