• The Greater Boston Life Science market saw a decrease in leasing activity during the fourth quarter totaling 306,000 sq. ft., a decrease of over 472,000 sq. ft. or 60% since last quarter.
• The decrease in leasing, along with a steady increase of supply, caused over 400,000 sq. ft. of negative absorption, bringing the 2025 total to 929,000 sq. ft. of contraction.
• Asking rents continued their downward trend, reaching $83.56. sq. ft. NNN, a 160 basis points (bps) decrease from last quarter and down 620 bps since the end of 2024.
• Vacancy climbed, reaching a new all-time high of 28.0%. However, the pace of increase slowed during the quarter due to the absence of new construction deliveries.
• Life science demand has grown 15% since last quarter, reaching 2.4 million sq. ft across the urban and suburban markets of Greater Boston.
