Key Points:
- National hotel occupancy averaged 73%, ADR reached $243, and RevPAR increased to $177, supported by exceptional event driven demand.
- Major sporting events including the British and Irish Lions Tour, NRL Grand Final, and AFL Grand Final generated more than $75 million in additional hotel revenue and lifted performance across key markets. The Lions Tour alone delivered record ADRs in Brisbane and pushed occupancy above 90% in Sydney and Melbourne.
- Sydney led all markets with occupancy of 83%, ADR of $325, and RevPAR of $269, reflecting strong events and limited new openings.
- Melbourne occupancy rose 4% y-o-y to 76%, with RevPAR up 6% to a record $183. ADR remains 16% above pre-pandemic levels, supported by premium new supply and robust event demand.
- Brisbane achieved the highest RevPAR growth nationally, up 11% y-o-y, driven by a 10% increase in room rates and record performance during the Lions Tour.
- Perth remains one of few markets to exceed all pre-pandemic metrics. RevPAR reached a record $199, up 9% y-o-y, supported by corporate demand and a modest pipeline.
- Adelaide posted the strongest occupancy gain of 7% y-o-y, pushing RevPAR up 5% despite a slight easing in ADR.
- Hobart occupancy increased 4% over the year to 77%, nearing full recovery with RevPAR up 4% and ADR 16% above 2019 levels.
- Event driven demand continues to underpin market resilience, with upcoming fixtures such as The Ashes Cricket Test expected to sustain performance into Q4.
- The market is entering a period of new supply moderation as elevated construction costs temper the pace of development.
