Hartford County office demand remained robust for the second consecutive quarter. Q3 2026’s 280,000 sq. ft. outpaced the three-year quarterly average by 40% and was up 3% from the prior quarter’s strong leasing total. Despite robust leasing activity, net absorption was negative 59,000 sq. ft. in Q3, nudging the availability rate up 20 basis points (bps) from the prior quarter to 21.9%. The two strong quarters of leasing did not yield any significant movement in asking rents, which remained stable at $21.52 per sq. ft. in Q3.


The CBD saw the strongest movements during Q3, the only submarket with positive absorption, which dropped availability 90 bps from the prior quarter. The submarket accounted for 33% of the quarter’s leasing activity and surpassed its three-year leasing average by more than double. This is a reversal from Q2, when non-CBD markets showed more activity and a contraction of supply,
