- Net absorption reached 3.2 million SF to kick off 2026. For the second quarter in a row, the West submarket led the charge with 1.2M SF of absorption.
- 7.5 million SF of new industrial space was delivered to Houston in Q1 as institutional developers continue to meet heavy market demand. The pre-lease rate sits at 21%.
- The construction pipeline remains very active at 20 million SF currently in development. This includes 6.3 million SF in Q1 2026 groundbreakings.
- Leasing activity in Q1 stayed consistent with recent quarterly levels, as 50K+ SF leases totaled 8 million SF to begin the year. Deal volume is expected to remain high throughout 2026 as large tenant interest persists in Houston industrial.
