Overall net absorption posted negative 2,988 sq. ft. for Q4 2023, marking the second consecutive quarter with nearly flat net absorption, a positive trend for the market after posting negative 224,050 sq. ft. of net absorption in the first half of 2023.


The Class A market has out-performed the overall market with 84,883 sq. ft. of positive net absorption in 2023. Prime Class A has continued to be the best performing segment of the office market with 317,882 sq. ft. of positive net absorption in 2023.


Asking lease rates in the overall market increased 9.5% year-over-year ($20.81 per sq. ft. to $22.78 per sq. ft.)
