‒ Leasing totaled 406,000 sq. ft. during the quarter, down 15% from Q4 2025 and slightly below the five‑year quarterly average. 

‒ Long Island’s availability declined 30 bps quarter-over-quarter to 12.8%—marking the lowest level since 2021. 

‒ Net absorption totaled 6,500 sq. ft. in Q1, marking the third consecutive quarter of positive absorption.

‒ Average asking rents across Long Island were flat in Q1 2026 at $31.09 per sq. ft., unchanged both quarter-over-quarter and year-over-year.
