The Louisville industrial market ended the fourth quarter with over 2.1 million sq. ft. of positive net absorption, which brought the annual total to 3,402,169 sq. ft. The marketwide vacancy rate remained at 3.8%, the same vacancy that had been recorded for each quarter of the year thus far. This is an unusual and unprecedented trend. The marketwide availability rate increased 20 basis points (bps) to 6.3%. The marketwide average asking lease rate increased $0.26 per sq. ft. to $6.66 per sq. ft., which is 12.2% higher than one year ago. In addition, this rate is 35% higher than three years ago, and 66% higher than five years ago.
