Market fundamentals improved substantial in Q2 2026 as the market recorded 315,000 sq. ft. of positive net absorption, an increase of nearly 690,000 sq. ft. from the previous quarter. Stronger demand drove overall vacancy down 160 basis points quarter over quarter, while availability declined by 350 basis points over the same period.
The quarter’s performance was primarily driven by an uptick in leasing activity, with 420,000 sq. ft. of new deals signed. The largest lease was a confidential tenant's 177,000 sq. ft. full-building commitment in Southeast Guilford, followed by Kaiser Permanente's 74,000 sq. ft. full-building lease in Southwest Greensboro. Together, these transactions contributed to the market's strongest quarterly demand performance since Q2 2024 and reinforced improving occupier activity across the region.
In addition to increased leasing activity, Hobby Lobby's $8 million purchase of the former Hanes Brands global headquarters, a two-building, 429,000 sq. ft. campus in North Forsyth, removed a glut of available space from the market. Hobby Lobby has not announced any long-term plans for the buildings.
