Quebec City Industrial Figures Q4 2024

–       The availability rate in the Greater Quebec City Area (GQA) saw a small quarterly increase for Q4 2024, growing by 40 basis points (bps) to reach 5.0%.

–       Available sublet space has nearly doubled to 116,000 sq. ft. this quarter, the largest recorded value in the last three years.

–       Net asking rents are showing signs of stability after seeing three quarters of decline.

–       Properties with 18’-26’ clear heights account for 62.2% of available space.

–       HarveyCorp acquired Complexe Mendigo for $17 million, a major transaction in the quarter.
