Across the South East office markets, take-up was subdued in the first quarter of 2026, dropping to almost half the level seen at the end of 2025.

Availability increased during Q1 but remained broadly in line with the five-quarterly average. As a result of increase in supply, vacancy also increased to 9.2%.
