- Net absorption turned positive at 19,000 sq. ft., up from negative 17,000 in Q2. Still, year-to-date absorption sits at negative 139,000 sq. ft. and vacancy rose 130 bps year-over-year to 21.1%. Call it stabilization, not recovery.
- Asking rents held at $2.65, up 1.5% year-over-year and nearly 11% since Q3 2023, despite rising vacancy.
- Class A absorbed 29,000 sq. ft. year-to-date while Class B lost 168,000 sq. ft. Class A rents fell 1.4% to $2.89 as Class B rose to $2.53, so the upgrade premium is shrinking.
- Conejo Valley drives the market, with 68.8% of inventory, 64.2% of leasing and 44,000 sq. ft. of positive absorption, led by a 38,000 sq. ft. life science expansion.
