In Q1 2026, 4,239 new apartments were sold in Warsaw, and developers launched the sale of 2,850 apartments. . As a result of an increase in sales combined with reduced new supply, the total number of new apartments available on the market in March 2026 (15,255 units) was 8.6% lower than in December 2025, reaching its lowest level since September 2024.

 

The average offer price of a new apartment at the end of Q1 2026 in Warsaw was PLN 19,358/sq m, representing a 6.4% y-o-y increase, while annual CPI inflation was 3.0% in March 2026. 


In March 2026, institutional investors in Poland owned 29,900 residential units rented on a free-market basis. The announced investment plans concerned the construction of additional 18,000 units.
