Despite being five years into the new hybrid work environment in Australia, corporate occupiers are still actively addressing and adapting their workplace strategies. CBRE’s 2025 Australian Office Occupier Survey was conducted in Q2 2025. The survey targeting both large and small organisations to understand their office portfolio strategies now and into the future. The key findings were:
- Evolution of attendance and workplace policies
- Small companies are achieving attendance expectations, while larger organisations are not.
- Peak utilisation throughout the week is averaging 67% amongst Australian occupiers.
- 58% of occupiers expect continued improvement in attendance rates in the future.
- More expansionary moves in the future, while amenity remains key
- A growing number of tenants are planning to expand their office footprint and fewer contemplating contraction over the next 3 years.
- Location is paramount for office tenants, particularly those seeking to renew their leases, with 83% of respondents prioritising it.
- 77% of respondents highlighted that improved amenity and services are essential for them to consider a relocation.
- Workplace efficiency and performance is vital
- Workplace priorities in 2025 are centred around people, with 65% of respondents identifying the ability to enhance employee experience through their workplace as key.
- 53% of employees sit in unassigned seating in 2025, up from 30% in 2019.
- Desk sharing has increased with an average of 0.7 desks per employee for Australian tenants.
