In CBRE Research’s recently concluded annual India Office Occupier Survey, over 100 C-suite executives from across industries shared their perspectives on shifting priorities and strategic inclinations as they navigate business expansion and formulate their future real estate strategies.

 

The findings of this year's survey underscores the optimism within India's commercial office ecosystem, a sentiment firmly rooted in the nation's structural economic resilience, driven by a strong return-to-office trend and sustained leasing activity from global capability centres (GCCs), domestic firms, and flexible workspace operators. The survey points towards positive sentiments towards portfolio expansion, with an increasing focus on ‘flight-to-quality’, prioritising next-generation office assets. On the sustainability front, firms that have already secured green-certified spaces are now broadening their focus to other environmental and wellbeing aspects, reflecting a more mature and holistic approach to ecological consciousness.

 

Key findings from the survey:

  • 94% of the occupiers prefer at least three days per week in office
  • 55% of the surveyed firms indicate an average office utilisation rate of more than 75%
  • 72% of the occupiers expect to expand their portfolio by 10% or more over the next two years
  • 73% of the companies intend to use physical workplace design as a key focus area to enhance office experience
  • 63% of the firms have defined ESG goals specific to their real estate portfolio
