The London flexible office market started 2026 with strong occupier demand and improved confidence. Activity is being driven by TMT occupiers, particularly AI-led businesses, who are taking space to support near-term growth while retaining flexibility.

 

Demand remains focused on high-quality, well-connected buildings, but occupiers are committing cautiously on size and term. In response, operators and landlords are becoming more selective, with greater emphasis on quality, location, and risk. Managed and landlord-led models continue to gain share, and expansion is increasingly targeting emerging submarkets beyond core Central London.


A constrained pipeline of prime conventional office space, combined with continued development of flex products, is expected to support transaction activity through the rest of 2026.
