Thanks to resilient consumer spending in the U.S. and a clear acceleration in e-commerce sales, industrial properties saw unusually rapid value appreciation and rent growth during the COVID-19 pandemic period and up to mid-2022. As illustrated in the graph to the right, however, recent growth in industrial production levels and business inventories began to level off in H1 2023.
Consumer sentiment and spending trends are also of greater concern in the present economy than they were a year ago.
