Byron Bridges serves as the director of the Valuation & Advisory Services Group’s Tucson office in the Intermountain Region. He is a designated Member of the Appraisal Institute (MAI) and a Member of the Royal Institution of Chartered Surveyors (MRICS). His primary geographical location is Southern Arizona, but he is also a key member of CBRE’s Latin America Valuation & Advisory Team, having performed numerous international appraisal assignments.

How much does an appraisal, market study or valuation cost in Latin American countries like Mexico, Costa Rica or Belize?
Depending on the complexity of the property, the urgency is getting the appraisal completed, as well as if an inspection is necessary, can cost between $1,000 to $7,500. The scope of work is the basis for the fee.
How reliable are appraisals and valuations?
The most important criteria for a reliable appraisal is using an appraiser who knows the market well (has strong geographical competency), knows how to obtain reliable comparable data, and applies solid appraisal methodology. Appraisers who enter a market for the first time or occasionally, will not have experience in all three of the necessary criteria. Byron Bridges, MAI, MRICS, has been appraising second home real estate in these areas for more than 20 years and has seasoned experience in all three of these criterias.
Do appraisals conducted for properties in Mexico, Costa Rica or Belize comply with US standards?
Byron performs all of his valuations according to US appraisal standards (USPAP), as well as International appraisal standards (IVS).
In the three countries above, do you have to be licensed to perform an appraisal?
No, however, geographical competency is essential.
How do appraisals differ in Mexico, Costa Rica or Belize differ from US appraisals?
If completed by Byron, appraisals of US assets and international assets do not differ. Typically, local appraisers only use the Cost Approach and not all necessary approaches to value.
Do I need an appraisal if I buy or sell a property, or is it required for capital gains reporting in any of the three Latin American countries above?
A local attorney can answer that question. However, it is always good to have an appraisal done by Byron who is a seasoned appraiser in Latin America to make sure that what you are paying is inline with market value.
