Cameron (Cam) Ayles serves as a Vice President in CBRE's Houston office, where he specializes in tenant representation and corporate capital markets. With a focus on complex and capital-intensive real estate solutions, Cameron brings institutional investment experience to corporate real estate advisory.
Cameron represents a diverse portfolio of clients, serving public companies, large private enterprises, and private equity platforms pursuing capital-efficient growth strategies.
Working across various sectors and geographies, Cameron's practice emphasizes capital structure and business objectives. Cameron treats real estate not as an occupancy decision, but as a strategic capital allocation tool and balance sheet opportunity, quantifying impact on metrics that matter to the corporate executives and sponsors – ROIC, leverage ratios, liquidity, accretion, and shareholder value creation.
Cameron's approach leverages corporate trigger intelligence with real estate capital markets signals to identify optimal timing for strategic decisions. His brokerage and consulting services include capital allocation and balance sheet optimization, sale-leaseback transaction advisory and portfolio monetization strategy, M&A due diligence and integration support, private equity value creation, and corporate headquarter/HQ2 assessments and incentive negotiation.
In addition to Houston, Cameron is most active working alongside market partners on transactions in New York, Central Texas (Austin/San Antonio), and across New England.
Prior to CBRE, Cameron worked at Newmark, where he quickly established himself as a top producer, advising clients on over 300,000 square feet of lease transactions in just over two years. Notable assignments included the North American headquarters for a global renewable energy company (one of the largest direct office deals in Houston's Central Business District in 2024) and the global headquarters for a technology services firm (one of the largest office transactions in San Antonio in 2025).
Cameron began his career as an analyst at Brookfield Properties, a global real estate investor, developer, and operator, and a subsidiary of Brookfield Asset Management – one of the largest alternative asset managers in the world.
