Charlotte Sands

Charlotte Sands is a Senior Financial Analyst with the Capital Markets - Financial Consulting Group. Since joining CBRE in 2020, she has focused on executing all stages of a transaction from the request for proposal to the coordination of closing and due diligence processes. She specializes in underwriting and analysis on land and income-producing industrial properties. Her responsibilities include analysing historical property income, operating statements, budgets, and leases in order to determine financial underwriting assumptions. Additionally, she assists in the assembly of the Broker Opinion of Value as well as the Offering Memorandum for clients.

Charlotte is also a member of CBRE National Partners, a partnership that delivers superior strategy and execution over the industrial property life cycle. Located in the 12 key logistics hubs, the 115 investment sales and support professionals connect local market insight to a national capital markets perspective. Enhanced by a fully integrated debt platform, the National Partners team are able to achieve remarkable results for their national, regional and local clients. In 2023, the team successfully completed 444 transactions totalling 118.6 million square feet with an aggregate value of $12.8 billion.
