James Caruso

James Caruso is a Senior Associate within CBRE’s Industrial & Logistics Practice, based in Atlanta, Georgia. He specializes in tenant representation, advising industrial occupiers on strategic real estate solutions across leasing, site selection, user acquisitions, and supply chain optimization. James works exclusively alongside industry veterans Blaine Kelley and Chris Dempsey, supporting national and regional clients with complex logistics requirements and portfolio strategies.

With a strong foundation in industrial brokerage, James brings a consultative approach to every assignment, leveraging market intelligence, financial analysis, and operational insights to deliver tailored outcomes for his clients. His experience spans a wide range of asset types including bulk distribution centers, manufacturing facilities, and last-mile logistics hubs.

Prior to joining CBRE, James managed a diverse commercial real estate portfolio in Chicago, Illinois, where he oversaw property operations, and capital across asset classes. This experience provided him with a deep understanding of ownership perspectives and asset performance, which he now applies to help occupiers negotiate favorable terms and align real estate decisions with broader business goals.
