Madelayne Garcia

Ms.Garcia is Senior Vice President of Advisory & Transaction Services, focusing on clients across Broward County. Previous to this, she worked with Stiles Corporation’s Realty Division, where she was since 2001. With more than 30 years of experience in office leasing, investments and asset management, Ms. Garcia has successfully leased approximately 3.5 million square feet. Prior to Stiles, Ms. Garcia was the Director of Leasing at The Hogan Group. During her tenure at The Hogan Group, she represented Royal Palm at SouthPointe, a joint venture between The Hogan Group and Credit Suisse First Boston among other assets in the portfolio.

Ms. Garcia has won several awards throughout her career including CoStar Power Broker Award from 2006 to 2019, the Florida Real Estate Journal’s Top Woman in Commercial Real Estate Award, Daily Business Review’s “Top Dealmaker of the Year – Leasing”, NAIOP’s Award of Excellence for Office Broker of the Year and for two years and Office Lease Transaction of the Year, South Florida Business Journal’s “Heavy Hitter” in Commercial Real Estate, among others.

Significant Assignments / Clients

• Barings: Lake Shore Plaza II, located within the Sawgrass International Corporate Park, measures approximately 128,470 square feet of Class A office space. The asset was developed by Stiles and has been consistently leased at no less than 95% with large users such as New York Life, Emerson Electric, T-Mobile and other prestigious tenants including Oracle and the Florida Bar.
• Stiles Corporation: Sunrise Corporate Plaza (107,748 square feet) is a Class A office building located within the Sawgrass International Corporate Park. Insurance firm, MacNeill Group, renewed its lease for 40,000 square feet and more than 35,000 square feet were leased within nine months of becoming vacant.
• Stiles Corporation JV: developed, leased and managed many properties at the Sawgrass International Corporate Park. Ms. Garcia was involved in the leasing and market process with over ten properties from development to disposition with the average building measuring a total of approximately 1,000,000 square feet.
• Teachers Insurance and Annuity Association of America (TIAA-CREF): The portfolio consisted of 4 class A office buildings located within the Sawgrass International Corporate Park (International Place I and II, Sawgrass Plaza and Corporate Center), measuring approximately 400,000 square feet. The assets were leased to 100% occupancy at the time of disposition.
• AIG: The AIG portfolio included 800 Fairway in Deerfield Beach and Commercial Place I and II in Cypress Creek for a total of 355,674 square feet.
• NNN Properties: Involved in the development of Harbour Centre in Aventura, a 250,000 square foot high-rise office building in Aventura, Florida. Leased the asset to 92% occupancy.
• Guggenheim Properties/Stiles JV: Portfolio consisted of SunTrust Center and 800 Brickell, both in Downtown Miami, totaling approximately 650,000 square feet. Negotiated a lease with Akerman Senterfitt for 125,000 square feet at SunTrust Center.
• Cargill/Stiles JV: Sawgrass Technology Park, measuring approximately 650,000 square feet of office and warehouse space, was leased from 65% to over 90% in less than 12 months. Negotiated an industrial lease for 128,000 SF for an armor protection tenant.
