With over 15-years of industry experience, Patrick specializes in transaction negotiation, portfolio optimization and client-specific solutions with a special emphasis on creative, entertainment, new-media and studio related leasing and sales. In recent years, Patrick has completed lease and sale transactions valued at over $5 billion consisting of over 12 million square feet of real estate on behalf of landlords, tenants and investors. Patrick takes a systemic approach in representing his clients with a broad range of services alongside industry leading analytics and research assuring no detail is overlooked. With a client first mentality, his goal is simple – amplify value and mitigate risk.
Representing landlords, Patrick has had the privilege of advising on many of Los Angeles’s most transformative and record breaking transactions including 530,000 SF leased to Amazon at The Culver Studios in Culver City, the 285,000 SF to Riot Games at the Element LA campus in West Los Angeles, the 415,000 SF lease to Netflix at the ICON & CUE Buildings at Sunset Bronson Studios, the 327,000 SF lease to Netflix at EPIC in Hollywood, the 257,000 SF lease of The Ford Factory to Warner Music Group in the Arts District, along with a multitude of transactions for mid-size and boutique landlords.
On behalf of tenants, he has been trusted to advise large industry leading firms such as the NFL’s Los Angeles Rams, Samsung, WPP Group, Universal Music Group and Salesforce. In addition, a large portion of Patrick’s business involves advising mid-size, multi-location and expanding companies. While Patrick works with clients nationwide, he focuses the majority of his business on the Westside, Hollywood, Downtown, South Bay and Tri-Cities markets of Los Angeles.
Patrick is consistently honored as one of CBRE's the top producing salespeople in the highly-competitive Los Angeles market.
