Ryan Coulter is a Senior Associate with CBRE's Nashville office, specializing in office leasing and investment sales. His practice covers tenant representation for local and corporate occupiers, landlord leasing advisory for office and flex space, and investment sales across all asset classes.
Ryan spent four years at Encor Advisors in Toronto specializing in office tenant representation, one of the most competitive and sophisticated commercial real estate markets in North America. That experience sharpened his approach to financial analysis, deal structure, and negotiation in ways that translate directly to complex assignments here. Since joining CBRE in 2023, he has built his own client base while working alongside institutional accounts, giving him a full-cycle perspective on the Nashville market.
His clients range from local businesses signing their first significant lease to public pension funds, REITs, and multi-market corporate occupiers managing complex portfolios. For tenants, he identifies the right space, structures competitive economics, and executes with discipline. For landlords, his focus is tenant procurement, market positioning, and occupancy performance for office and flex assets. In investment sales, he connects buyers and sellers on well-underwritten opportunities across all asset classes.
Ryan is originally from Canada. He played Division 1 lacrosse at Johns Hopkins University in Baltimore, where he met his wife Chloe, a Tennessee native. They live in West Meade with their son.
