With a strong financial and analytical background – along with a deep understanding of the economic and operational implications of complex real estate transactions – Mr. Morley has creatively structured numerous transactions to accomplish a variety of goals on behalf of corporate clients. His ability to drive positive outcomes and anticipate the possible ramifications of a transaction, for all parties, enables him to develop effective negotiating strategies.  Mr. Morley works closely with his corporate clients to develop strategic real estate plans to support their business strategies.  These strategies encompass real estate portfolio optimization/cost reduction, site selection, labor analytics, Workplace Strategy, post-Covid Return to Work and Future of Work planning.  Working closely with CBRE’s Project Management team, he routinely assists clients in reducing the costs and risks associated with building or retrofitting space.

During his career, Mr. Morley has arranged transactions totaling more than 2 million square feet—representing an excess of $600 million in aggregate value. He has been recognized by NJBIZ/Costar Group in their annual list of “Top Leasing Deals” on multiple occasions. 

Recognized as an expert in advising Life Sciences clients, Mr. Morley has assisted major international pharmaceutical companies as well as emerging biotech firms. 

He has recently participated in structuring several noteworthy transactions:

  • Arranged largest build to suit lease in Downtown Morristown on behalf of Sanofi (260,000 sf) at MStation
  • Disposition leasing of Honeywell NJ HQ (470,000 SF Asset)
  • Leasing 196,000 SF to Cigna Healthcare at 115 Tabor Road, Morris Plains, NJ
  • Arranging 78,000 SF US HQ lease (relocation and consolidation) for Kyowa Kirin at 510 Carnegie Center, Princeton, NJ
  • Restructuring 82,000 SF NJ HQ lease on behalf of Lummus Technology, Inc in Bloomfield, NJ
  • Sale of Volvo NA HQ (100,000 SF, Rockleigh, NJ) and subsequent acquisition of new HQ located in Mahwah, NJ.
  • Relocation of Everest RE US HQ in Warren, NJ (344,000 SF)
  • Subleasing 65,000 SF on behalf of Ernst & Young in Secaucus, NJ
