Stephen G. Shoemaker is a Senior Vice President at CBRE in Saddle Brook, NJ, and a nationally recognized industrial real estate broker specializing in industrial property sales, warehouse leasing, and supply chain–driven site selection throughout New Jersey, New York, and the tri-state region.
With a proven track record of success, Stephen has completed more than 10 million square feet of industrial building transactions and 200 acres of land sales and leases. He is a trusted advisor to Fortune 500 companies, 3PLs, logistics firms, and supply chain occupiers, helping clients secure the best warehouses, distribution centers, trailer yards, and logistics facilities to meet their operational needs.
Stephen’s client base includes public and private REITs, private equity firms, institutional landlords, and high-net-worth individuals. His tenant and landlord representation experience spans final-mile distribution, less-than-truckload (LTL), food and beverage, third-party logistics (3PL), bulk distribution, port & drayage, intermodal facilities, container storage, trailer parking, and retail logistics.
He has successfully represented major landlords such as Prologis, LINK Logistics, Brookfield, Realterm, and Seagis, along with prominent tenants including JB Hunt, NJ Transit, CVS, IMC Companies, and Goodwill.
Before joining CBRE, Stephen advanced at Cushman & Wakefield, quickly rising in the industrial real estate, logistics, and supply chain brokerage sector, ultimately achieving the role of Executive Director in 2023. Earlier, he was a Senior Analyst at Realterm, where he focused on sourcing and underwriting logistics-centric industrial assets across the East Coast. His career foundation began with internships at Urstadt Biddle Properties and Boston Properties.
Stephen earned his degree from Yale University, where he was a four-year varsity football player. Today, he is recognized as one of the top industrial real estate brokers in New Jersey and the tri-state area, known for delivering innovative logistics and supply chain real estate strategies that reduce costs, improve efficiency, and maximize value for his clients.
