William began working with CBRE in 2000 within the Asset services division. Working directly for senior property managers, William learned the property management side of the business during his three years as a part time employee within this division. As his college graduation was approaching, William transitioned to a full-time position as a commercial real estate appraiser within the Valuation and Advisory Services division of CBRE in 2003. It was in this position that William would flourish into a market expert within the field.
Starting as a trainee appraiser, William quickly gained the confidence of his supervising appraiser to work independently and take on bigger appraisal assignments. A perennial top-10 producer in the four office San Francisco Region, William’s growing experience and passion for appraisal allowed him to succeed as an appraiser, leading to a top 5% ranking of appraisers nationwide for CBRE in 2007. William earned the right to complete the most complex and demanding commercial investment appraisals that came into the Sacramento office. These included shopping malls, large apartment complexes (100 – 600 units in size), Downtown Class A high rise office buildings, suburban office parks, heavily anchored power shopping centers, REIT owned industrial portfolios, and subdivision land. Handling the assignments with the level of detailed required to satisfy client requirements, William had built a solid reputation as a highly productive appraiser who could complete the most complex assignments in a timely manner.
Working on such a wide variety of real estate investment assets prepared William for a second role as a private real estate investor with his own company, NextGen Real Estate. NextGen Real Estate is a small, family owned, private equity real estate investment company that is focusing on building a portfolio of apartment complex investments. William currently serves as the Director of Acquisitions and Asset Manager. Responsibilities for acquisitions include identifying, underwriting, negotiating, securing loan proceeds and closing acquisitions while the asset manager role includes overseeing the portfolio of professionally managed apartment units to ensure expected investment returns are being achieved.
William’s appraisal career has shifted from appraising various real estate investment property types to focusing on apartment appraisals. He now serves as the Northern California Apartment Specialist and brings his added experience as an accomplished apartment investor to round out his understanding of the apartment market. With full attention on the apartment market, William’s experience as a veteran appraiser and apartment investor has allowed him to thrive in his role as an apartment appraiser specialist.
