CBRE Advises Fluidstack on Landmark AI Hosting Agreements with TeraWulf

CBRE announced today it advised Fluidstack, a premier AI cloud platform, on three 10-year high-performance computing (HPC) colocation agreements with TeraWulf Inc., a leading owner and operator of vertically integrated, predominantly zero-carbon digital infrastructure, at its Lake Mariner data center campus in Western New York.

This landmark deal reflects the exponential growth in demand for hyperscale AI infrastructure. The first two phases of the project-representing around 200 MW of critical IT load-will launch by the second half of 2026. The complete rollout, totaling approximately 360 MW, is planned for completion by the end of 2026.

CBRE's leading Data Centers Solutions team in Northern Virginia, consisting of Rob Faktorow, Vice Chair, Jamie Jelinek, Executive Vice President, Joshua Greenberg, Senior Vice President, Anna Faktorow, First Vice President, and Stuart Dyer, First Vice President, represented Fluidstack in the transaction. The agreements have an initial value of approximately $6.7 billion over ten years and also include two five-year lease extension options, potentially increasing the total value to an estimated $16 billion.
