CBRE Arranges $10.35 Million Sale of Industrial Building in Las Vegas

CBRE has arranged the $10.35 million sale of a 58,162 sq. ft. industrial building at 4620 Eaker in Las Vegas, Nev., to Cryogenic Industries, Inc.
CBRE’s Tyler Ecklund represented the seller, APG Eaker LLC, in the transaction.
Located in North Las Vegas on 2.86 acres, the industrial building features 50,504 sq. ft. of industrial warehouse space, two dock-high doors, one grade-level door and a 24-foot clear height. The facility also includes 7,658 sq. ft. of two-story office space.
Built in 2016, the property has immediate access to Craig Road and is within one mile of Interstate 15.
“This is an attractive recently constructed facility in North Las Vegas that has remained in excellent condition,” said Ecklund, senior vice president at CBRE. “Although the North Las Vegas market is softening with a current vacancy rate of 11.3%, this property was a strategic investment for the new owners, allowing them to expand their footprint in the submarket.”
