CBRE Arranges $19.5 Million Sale of Office Property in Brea, California

CBRE has facilitated the $19.5 million sale of a 79,528 square-foot office property at 120 South State College Blvd., in Brea, Calif. A local private investor acquired the property.

CBRE National Office Partners’ Anthony DeLorenzo, along with Sammy Cemo, Bryan Johnson and Harry Su of Private Capital Partners represented the seller in the transaction.

"This offering presented a fantastic opportunity to acquire a well-leased, secure, low-rise office building in one of the strongest investment markets in the nation," said Anthony DeLorenzo, vice chairman at CBRE. "The property's strong tenant roster and long weighted average lease term (WALT) provide new ownership with significant security and minimal rollover risk."

The Class A office building is fully leased to six tenants, including the County of Orange, CareFusion, Whittier Filtration, HdL Companies and Yellow Box Corp. Built in 1985 and renovated in 2015, the property is situated on 2.3 acres within Brea Place, which includes five additional buildings.

Located near State Route 57, the property provides easy access to Orange, Los Angeles and San Bernardino Counties.
