CBRE Arranges Lease for City Light & Power’s New Headquarters in Denver Tech Center

CBRE has arranged a 21,699-sq.-ft. lease for City Light & Power’s new headquarters at Stanford Place III in Denver, Colorado. The company has expanded from its previous headquarters of 13,274 sq. ft. and plans to occupy the speculative office space in Q3 2025.

CBRE’s Ryan Link and Mitch Bradley represented City Light & Power. Audra Johnson with CBRE will be the project manager overseeing the new office design. Menashe Properties is the landlord of the property.

“When looking for a new office space, City Light & Power wanted to find a place that would provide a phenomenal experience for their people,” said CBRE’s Ryan Link. “The owners of Standford Place III recently upgraded and expanded their tenant lounge and fitness center, placing emphasis on tenant comfort. Renovating these amenities has put this building in the ‘flight to quality’ conversation that has been sweeping the office market for the past few years.”

The company is expanding its footprint to accommodate a growing headcount and will occupy the entire eighth floor. Located at 4582 S. Ulster St., Stanford Place III is in the north Denver Tech Center at the intersection of I-25 and I-225. Amenities in the building include a fitness center, café, outdoor patio, tenant lounge, conference center, collaboration areas, bike storage and covered parking spaces.

City Light & Power has been providing reliable power solutions to utilities, developers, government agencies and other companies throughout the U.S. for over 30 years and has grown its headquarters and engineering operations significantly since relocating to Denver 12 years ago. Denver’s leasing activity in Q3 2024 totaled 1.3 million sq. ft., up 0.9% from Q3 2023, according to CBRE Research. New leases accounted for 473,000 sq. ft of the total transactions for the quarter.
