CBRE Arranges Sale of 182,700-SF Sawyer Point Building in Downtown Cincinnati

CBRE has facilitated the sale of the Sawyer Point Building, a Class A, 182,700-square-foot office building in Cincinnati. Matrix Holdings, LLC, purchased the property from Colonial Life & Accident Insurance Company.

CBRE’s Steve Timmel, CCIM, Will Roberts, John Eckert and Travis Likes represented the seller in the transaction.

“The Sawyer Point Building was extremely well received by the investment market, generating an assortment of offers from regional and national investors,” said Timmel. “The prior owner had invested significantly in the asset, with recent renovations and the addition of modern amenities, making this a compelling, light-lift value-add opportunity that is a must-see for selective tenants seeking office space. We continue to see increased interest in Class A office assets, and while lenders are slowly making their way back into the market, the outlook bodes well for both buyers and sellers into 2026.”

Building amenities include a rooftop deck, a two-story sky-lit atrium, a fully furnished fitness center, conference center, EV charging stations, a 24/7 self-service Company Kitchen market, and a 100-stall underground parking garage. The building also offers convenient access to Route 50 and Interstates 471 and 71.

“We have seen a significant uptick in both CBD and suburban office investment sales across the Midwest over the last two quarters,” added Timmel. “Forward-looking investors are getting very active in our markets. Our team alone has sold three assets totaling over 1 million square feet since August of 2025.”

The four-story property is located at 720 E. Pete Rose Way, just east of the Daniel Carter Beard Bridge, within the central business district office submarket in downtown Cincinnati. Originally built in 1916, the building was converted to office use in 2001 and underwent renovations from 2020 to 2024.
