CBRE Arranges Sale of 300,240 SF Industrial Building in Jacksonville, Florida

CBRE has arranged the sale of the newly constructed Building 200 at 9909 Pritchard Blvd. in Jacksonville, Florida. Clarion Partners, LLC purchased the building on behalf of a separate account from CT Realty in a joint venture with Diamond Realty Investments.

CBRE National Partners’ Jose Lobón, Trey Barry, Frank Fallon, Chris Riley, and Royce Rose represented the seller in the transaction. The team was assisted by CBRE’s Alain Bonvecchio and Gabriel Braun.

“The building is strategically located for mega-regional distribution and can reach 60 million consumers within an eight-hour drive via immediate access to Interstate 295, which connects the property to the entire Southeastern United States via Interstate 10 and Interstate 95,” said CBRE Vice Chairman Jose Lobón.

The industrial building totals 300,240 sq. ft. and sits within the master planned Florida Gateway Logistic Park, located in Jacksonville’s West Side submarket. It features 36-ft. clearance height, cross-dock loading, 86 dock doors, four drive-in doors, ESFR sprinkler systems, 168 car parking spaces, and 138 trailer parking spaces. The building is fully occupied by IPEX USA, LLC, a wholesale supplier of specialized PVC and thermoplastic piping systems.
