CBRE Capital Markets has facilitated the sale of Lake Shore Plaza II, a five-story, 128,550-sq.-ft. modern Class A office building located at 1300 Concord Terrace in Sunrise, Florida. The buyer, Galium Capital, is a Miami-based real estate investment firm with over $600 million in assets under management.
A CBRE Institutional Office Group, led by Vice Chairman Christian Lee and Vice President Sean Kelly, exclusively represented the seller.
Lake Shore Plaza II features floor-to-ceiling windows with hurricane impact glass, an expansive double-height atrium lobby, and superior design and construction quality. The property’s 2008 vintage makes it the newest office building in the Sawgrass Park submarket.
“The property’s submarket has historically been a very strong performer due to the tremendous accessibility afforded by the nearby interchange I-75, I-595 and the Sawgrass Expressway, offering favorable commute times for most of South Florida’s population,” said CBRE Vice Chairman Christian Lee. “The robust demand for office space and strong leasing momentum suggests a very positive future. This is a submarket to bet on.”
“The accessibility and amenities afforded by this location have attracted a diverse tenant roster comprised of investment-grade and Fortune 500 companies,” added CBRE Vice President Sean Kelly.
The CBRE team also included Senior Vice President Amy Julian and First Vice Present Andrew Chilgren with CBRE’s Debt & Structured Finance Group, Senior Associate Tom Rappa, and Analyst Matthew Lee.
