CBRE announced the sale of Salt & Vinegar, a 73,343-sq.-ft. adaptive reuse office and retail property located at 2001 W. Morehead Street in Charlotte’s FreeMoreWest neighborhood, to Alta Peak Capital.

CBRE’s Patrick Gildea, Matt Smith, Adam Russ and Erin Varol represented the seller, White Point Partners, in the transaction.

Originally constructed in 1955, Salt + Vinegar was redeveloped by White Point Partners in 2021 to transform the former Mitchum Quality Snacks potato chip factory into a modern creative office and retail destination. The redevelopment, done in conjunction with Liles Construction Company and Cline Design Associates, preserves key architectural elements such as the original façade and exposed ceilings while incorporating contemporary design features and open-air courtyards.

The property is currently 93% leased and is anchored by Legion Brewing, which operates a taproom, biergarten and production facility on-site. Additional tenants include North Carolina’s only Michelin-starred restaurant concept Counter-, IMEG, Wheelhouse Media, Flores & Associates and Batson-Cook Company.

“Investor demand remains strong for well-executed adaptive reuse properties, particularly those that bring authentic character to high-growth urban neighborhoods,” said Patrick Gildea, Vice Chairman at CBRE. “Salt & Vinegar represents the type of differentiated asset that continues to draw capital – historic bones, thoughtful redevelopment and a tenant mix that resonates with today’s workforce.”

Located in the FreeMoreWest/West End corridor, the property sits minutes from Uptown Charlotte, the Airport submarket and surrounding historic neighborhoods.
