CBRE Arranges Sale of Valley Crossing Retail Center in Weslaco, Texas

CBRE has arranged the sale of Valley Crossing, a 178,594-sq.ft. large format retail center located at 715 E Expressway 83 in Weslaco, Texas.

Mark Witcher, Harrison Tye, and Jolie Duhon with CBRE's National Retail Partners in Houston, represented Capcor Weslaco Ltd, the seller, in the transaction. Otima Investments, a real estate investment firm, was the buyer.

Valley Crossing, which was 97% occupied at the time of sale, features a strong tenant mix anchored by JC Penney, TJ Maxx, and Petco. The center also benefits from the presence of nearby shadow anchors, including Walmart Supercenter, Lowe’s, Academy Sports, and an H-E-B Grocer.

"Valley Crossing's strategic location, strong tenant lineup with over 90% national credit, and proven performance attracted significant interest from regional investors," said Witcher, Senior Vice President with CBRE. "The center's proximity to cross-border traffic and the presence of key anchor tenants are expected to ensure a stable revenue stream for the foreseeable future."

Valley Crossing is situated at a key retail intersection, benefiting from high visibility that draws in an estimated 11 million visitors annually. Its location on Interstate 2, a major thoroughfare connecting McAllen and Harlingen, provides access for a broad customer base, including local residents, regional visitors, and those traveling across the border.
