CBRE Arranges Three New Leases Totaling Nearly 80,000 Sq. Ft. of Trophy Quality Office Space at Recently Renovated 1111 Old Eagle School Road in Wayne, PA

CBRE today announced it has closed three new office leases totaling nearly 80,000 sq. ft. at the recently renovated Class A office property at 1111 Old Eagle School Road in Wayne, PA.
The long-term leases include a 38,572 sq. ft. headquarters lease for iPipeline, a global provider of comprehensive and integrated digital solutions for the life insurance and financial services industries; 32,600 sq. ft. to Comcast Cable Communications Management, LLC d/b/a Comcast Advertising in a relocation from Chesterbrook; and 8,014 sq. ft. to Elemica, a leading provider of Digital Supply Chain Management solutions and the premier multi-enterprise network for global process manufacturing industries.
Scott Gabrielsen of CBRE leads the marketing and leasing team at the property on behalf of the owner, De Lage Landen Financial Services, Inc. (DLL).
“This was a four-year process to right size DLL’s occupancy to 85,000 sq. ft. on the third floor and convert the remainder of the 200,000 sq. ft. building into a multi-tenant configuration with the goal of attracting large full floor tenants,” said Gabrielsen. “DLL is a top-tier client and as an owner/user knows the recipe to attract and retain employees. The recent renovations and amenities enhancements is what attracted iPipeline, Comcast and Elemica to the property, which checks all the boxes for the flight-to quality trend and delivers a workplace that employees want to come to.”
DLL recently made a significant investment to renovate and rebrand 1111 Old Eagle School Road, including front and back lobby renovations to create a multi-tenant feel, upgrades to the on-site café and high-end fitness center with showers, yoga, and aerobic rooms, and a 4,000 sq. ft. conference center with all new AV equipment. The renovations also included curtainwall upgrades, landscaping and parking lot improvements. The building now offers all the amenities of a Trophy Class A building.
