CBRE Brokers $6.28 Million Sale of Office Building in Rancho Cucamonga, California

CBRE negotiated the $6.28 million sale of a 20,600 sq.-ft.- two-story office building located at 9421 Haven Avenue in Rancho Cucamonga, Calif., to a local owner-user.

CBRE’s Sammy Cemo, Austin Reuland and Anthony DeLorenzo represented the seller, FJKC Investment LLC, in the transaction.

"We are thrilled to have facilitated the sale of a vacant office building for north of $300 PSF,” said Cemo, first vice president at CBRE. “This transaction underscores the increasing vacancy value in the Inland Empire West. The market has experienced such incredible owner-user demand, but with limited occupancy opportunities, owners with a vacancy or upcoming vacancy are experiencing value premiums for their buildings."

The property offers immediate access to Interstate 10, a variety of residential and retail amenities, and is a short distance from Ontario International Airport.

According to CBRE research, Rancho Cucamonga has been one of the best-performing larger submarkets within the Inland Empire, with a Q1 2025 vacancy rate of 7.6%.
