CBRE has arranged a 10,470-sq.-ft. lease that will bring Signature Financial Planning, a local investment advisory firm, to 525 William Penn Place in Pittsburgh. The firm will occupy part of the building’s 34th floor in the fourth quarter of 2023, and the move will consolidate its current offices at 1301 Grandview Ave. and One Gateway Center.

CBRE’s Patrick Greene negotiated the lease on behalf of the landlord, FAC 525 LLC.

Built by John W. Galbreath as the headquarters of U.S. Steel Corporation and Mellon National Bank, 525 William Penn Place is a 41-story building with approximately 900,000 rentable square feet. The building underwent significant renovations in 2019, adding a new lobby with a two-story glass façade, as well as a tenant lounge and executive fitness center. A vehicle staging area with full-time valet service on the building’s Oliver Avenue street level is being designed.

“CBRE was able to help Signature envision an office environment where employees, clients and visitors will have a positive, hospitality-oriented experience,” said Greene, a Senior Vice President with CBRE’s Pittsburgh office. “The landlord’s investment in market-leading amenities has made this kind of in-office experience possible, while also positioning the building to capture significant market share as companies continue to engage in a flight to quality.”

The building is situated in Pittsburgh’s Mellon Square Park neighborhood, a confluence of high-end dining, hotel accommodations, multi-family living options and convenient retail offerings. It is also close to several entertainment venues and urban park locations with quick access to the Pittsburgh Light Rail and Bus Rapid Transit line.

“We are so excited to move Signature Financial Planning into 525 William Penn Place. We looked at a lot of office options over the course of a year and we were all convinced that our search was over when we went to look at 525,” said Scott E. Tobe, CEO of Signature Financial Planning. “We loved the modern entranceway that was recently redone. We also loved the idea that our clients would be able to valet park at the building, creating an unparalleled level of convenience for them in the downtown market. Our employees are really excited by the world-class gym and the location that is close to shopping, eating and so many other amenities. We can’t wait to move in!”
