CBRE facilitated the $12.5 million sale of Encino Crossing II, a 50,136-square-foot office building at 6345 Balboa Blvd. in Encino, to an owner-user buyer. CBRE’s Mark Shaffer, Anthony DeLorenzo, Grant Goldman, and Sean Sullivan represented the seller, Harbor Associates.

“Encino Crossing II presented a compelling opportunity to acquire a newly renovated, well-located office asset with immediate occupancy options and the ability to accommodate an owner-user’s future projected growth,” said Mark Shaffer, senior vice president at CBRE. “The institutional quality ownership and condition of the asset, combined with its flexible floor plates and access to the broader San Fernando Valley, distinguished the property from the very limited options in the market.”

The three-story office building, built in 1988 and renovated in 2021, includes surface and subterranean parking, flexible floor plans, building signage, on-site food service, and electric-vehicle charging stations. The asset was approximately 62% leased at the time of sale.

The building is part of Encino Crossing, a four-building, low-rise office campus near the intersection of Balboa and Victory boulevards. It borders Balboa Station along the Metro busway and is near the Sepulveda Basin Recreation Area. Encino Crossing also provides access to the U.S. Route 101 and Interstate 405.

According to CBRE research, owner-user purchases of buildings with significant vacancy contributed to a contraction in office inventory in the third quarter of 2026. The Los Angeles construction pipeline totaled 1.65 million square feet during the quarter, while new deliveries totaled 33,000 square feet. View the latest Los Angeles office market research.
