CBRE facilitated the $32 million sale of Commons at Valencia, a two-building Class A office campus totaling approximately 157,189 square feet, located at 25124 and 25152 Springfield Court in Valencia, California. Strauss Investments LLC acquired the property from Harbor Associates.

CBRE's Mark Shaffer, Anthony DeLorenzo, Sean Sullivan and Gerard Poutier represented Harbor Associates in the transaction.

"The property's leasing momentum and long-term growth prospects within the Valencia submarket created a compelling investment opportunity for the buyer."

Originally built in 2005, Commons at Valencia consists of two three-story office buildings and a two-story parking structure with 625 parking spaces. The campus spans approximately 8.96 acres in the heart of the Santa Clarita Valley. At the time of sale, the property was 79% occupied and featured a diverse tenant roster of professional services, insurance, financial services and real estate tenants.

The property underwent an extensive capital improvement program in 2020, including upgraded lobbies and corridors, new spec suites and roof and HVAC improvements.

Located adjacent to Interstate 5, Commons at Valencia benefits from regional connectivity throughout the Santa Clarita Valley, San Fernando Valley and Ventura County.

According to CBRE Research, Valencia remains one of the strongest-performing office submarkets in the broader San Fernando Valley market, supported by a diversified employment base, high household incomes and ongoing residential growth. The market continues to attract tenants seeking well-located suburban office environments with access to a highly educated workforce and a deep regional amenity base.
