CBRE Facilitates $6.3 Million Sale of Multifamily Property

CBRE facilitated the $6.3 million sale of a 24-unit multifamily community at 3541-3545 Big Dalton Avenue in Baldwin Park, Calif. CBRE’s Eric Chen and Justino Fa'aola represented both the buyer, Big Dalton LLC, and the seller, HP Big Dalton LLC, in the transaction.

The property features two-bedroom floor plans, with 50% of the units designed as single-story bungalows. Units have quartz countertops, vinyl and carpeted flooring, wall-mounted AC units, select kitchen appliances, in-unit washer and dryer and private or shared patios.

“The ability to assume an existing loan at a 2.95% interest-only rate through 2030 was a major driver in the buyer’s decision,” said Chen, executive vice president at CBRE. “We worked closely with the lender and both parties to navigate the assumption process efficiently, ultimately securing a structure that delivered strong day-one cash flow and long-term upside for our client.”

Baldwin Park is a city within San Gabriel Valley. The property is just off the Interstate 10 (I-10) and I-605, it offers excellent connectivity to major employment centers such as Downtown Los Angeles, the City of Commerce and the City of Industry.
