CBRE Facilitates New Lease for Leading VC Firm in Downtown Palo Alto

CBRE arranged the 9,315 sq. ft. lease at 630 Ramona for Threshold Ventures, an early-stage venture capital firm. CBRE’s George Fox, Ham Southworth and Patrick Reilly represented the tenant.

Threshold Ventures will occupy the entire property, which is walking distance to downtown Palo Alto’s restaurants and retail.

“Downtown cores with a good mix of restaurants and retailers, especially those that are situated along the Caltrain bullet train line, have outperformed on the Peninsula in the last few years. We’re happy to help Threshold move to downtown Palo Alto, at the center of startup activity,” said Fox.

Downtown Palo Alto had the most office leases and greatest volume of leases over the last three years because of its proximity to amenities and public transit. In 2024, there were more than 65 office leases in downtown Palo Alto – the highest since the 2019 as more companies implemented office mandates.
