CBRE Facilitates Sale and Full Lease Up of 31,116 SF Industrial Outdoor Storage (IOS) Property in Denver

CBRE has facilitated the $5.68 million sale of a 31,116-sq.-ft. industrial building on 4.94 acres in Denver, Colorado, to Industrial Outdoor Ventures (IOV). CBRE also arranged a lease of the site to Lakin Tire.

Sam Dragan and Mike Camp of CBRE represented the seller, Box Land, LLC., in the sale. Dragan and Camp also represented IOV as the landlord in the lease transaction at this property. The lease was completed within one month of IOV purchasing the property. Lakin Tire was represented by Steve Serenyi of Colliers in their seven-year lease of the property.

Located at 3750 Nome St, the IOS property features 31,116 SF of space on 4.94 acres. The 23,951-sq.-ft. clear span warehouse has 22’ clear, dock high and oversized drive-in loading, and heavy power.

“Industrial Outdoor Ventures acquired an excellent property and is already investing in upgrades to both the building and the yard,” said CBRE’s Dragan. “Our team was able to secure a tenant for the entire property in under a month after IOV purchased the vacant site. This is truly a win-win situation for all parties involved.”

3750 Nome St. has immediate access to I-70 and is near various restaurant and hotel options.

In Q3 2024, vacancy across the metro Denver industrial market fell to 7.7%, a slight decrease from the previous quarter, according to CBRE Research. During this time, total leasing volume exceeded 3.6 million sq. ft. in the market, a 59.9% increase compared to Q3 2023.
